Abstract

Property rental particularly house rental is now widely practiced since the
housing price is no longer reasonable and affordable for the median income in
Malaysia. Thus, the landlords are having high workloads as they are handling multiple
properties and tenants simultaneously. Besides, the landlords are facing difficulties in
following up rental payments as they need to repetitively remind and send notices
when the tenant delays the payment. Landlords are also having difficulties in finding
home repair service person especially during emergency as they unable to quickly find
an available repair person and sometimes tends to overlook the reports from tenants
due to heavy workloads. Considering those facts, Property Rental E-Commerce Web�Based System with Tenant Management Solution is suggested which improvise the
existing property rental e-commerce systems with the ability to find nearby home
maintenance and repair person and automate the process of creating monthly invoices
with a reminder feature. The system is developed using open-source PHP web
framework called Laravel which finally evaluated with user acceptance test. It is found
that the proposed system is easy, able to help in solving the problems of landlord as
mentioned earlier and improve the overall efficiency of the landlord through using the
system.
